How Our Inspection Works
It Starts With Your Call
Every roof is different, and so is every reason for calling. Maybe you have a leak. Maybe you're buying or selling a home. Maybe a storm just rolled through, or you'd simply like a check-up. Or maybe you think it's time for a new roof.
We ask what prompted the call and what you have already noticed. If another company recommended replacement, you can share its findings. Your address, the timing of a leak and any earlier repairs help us prepare; you do not need to identify your roof system yourself.
The Story Behind the Leak
Leaks are our specialty, and every one has a story. When did it start? Does it show up in heavy rain, or when snow melts? Is it getting worse? These details often point us to the source.

When conditions and access allow, we inspect the roof from top to bottom. We check the surface, flashing, seams, roof openings, valleys and edges, along with gutters and downspouts for blockages or overflow. We assess visible deck areas and tell you what we could not safely access or see.
What's under the roof matters too. Water can travel before it shows up inside, and on a large commercial building with a metal deck it can travel a long way before it drips. We use the roof's construction and the signs inside to trace it back to the source.
Inside the Property
Where relevant and safely accessible, we check the attic and interior for signs of water movement, damp insulation and ventilation concerns. On commercial properties, interior observations and tenant reports help us connect the findings.
A Temporary Fix When Possible
When temporary protection is practical, we explain the proposed work, its limitations and price for approval. Temporary repairs can help while permanent work is planned. The inspection is free; repair work is quoted separately.
Your Roof Health Report
Our inspection includes photos, video and a complete breakdown of the areas assessed. We explain the findings, access limitations and recommendations, including:
The roof's observed condition and a practical discussion of its remaining service life
Whether it's in good shape and just needs routine maintenance
Any repairs needed now, and what can wait
Whether the roof qualifies for rejuvenation or restoration, including necessary repairs and preparation

If the areas inspected are in good condition, we tell you that too. Recommended maintenance, repairs or replacement come with a separate scope and quote for you to review.

You decide which quoted work to approve. We explain priorities and the implications of delaying work so you can make an informed decision. If something needs a different trade or specialist, we explain that as well.
How Often Should You Get Your Roof Inspected?
An annual inspection is a useful starting point. Biannual inspections in spring and fall provide an additional check for larger, older or more exposed roofs. The right schedule also accounts for previous concerns and manufacturer requirements.
