The Right Answer Depends on Your Roof.
A roof recover installs a new roofing system over the existing one. For qualifying buildings, it can reduce removal, disposal and disruption while providing long-term protection.

A full tear-off removes the existing roofing so underlying problems can be addressed before the new system is installed.

We inspect your roof, document our findings with photos, video and a complete breakdown, and explain which approach makes sense for your property and budget.

Two Ways to Build Your New Roof

Recover or tear-off. We explain which fits your building.

Recover

A New Roofing System Without a Full Tear-Off

When the existing roof qualifies, we prepare it for a compatible new roofing system. Your proposal explains the necessary repairs, preparation and materials, along with available manufacturer-backed warranties.

Tear-Off: Remove the Existing Roofing. Address What’s Underneath.

When the existing roofing needs to come off, we remove it, address underlying issues and prepare the roof for the new system. Your proposal explains the removal, preparation and installation work.

What We Evaluate

• Existing roofing materials and the number of roof layers

• Core samples to assess the roof assembly and underlying condition

• Previous repairs, deterioration and signs of trapped moisture

• Deck condition and structural requirements for the proposed system

• Drainage, insulation and details around rooftop equipment

• Surface compatibility and manufacturer installation requirements

• Project cost, warranty options and disruption to occupants

You receive the reasons behind our recommendation. When both approaches are practical, we explain the differences so you can compare them.

How It Works

Inspect the roof. Compare the options. Plan the work.

1. Inspect and Document

We inspect the roof and take core samples to check the existing layers, materials and underlying condition. We evaluate moisture concerns, drainage and the surface that will support the new system.

We confirm applicable building and manufacturer requirements and coordinate structural evaluation when needed.

2. Explain and Plan

You receive a written proposal covering the recommended approach, materials, scope and warranty options. We discuss access, scheduling, property protection and tenant needs before work begins.

3. Install and Document

We complete the approved work to manufacturer specifications and applicable building requirements.

We coordinate required permits and inspections, handle cleanup and applicable warranty registration, and provide photos and documentation of the finished work.

★★★★★

Fantastic roofer to work with. We had several bidders come out to inspect our business's flat roof. Their inspector spent nearly an hour on the roof marking all of the deficiencies, while the other companies only spent 10 to 15 minutes before quickly trying to sell us a new roof.

Questions About Recovers and Tear-Offs

Is a Recover the Same as a Coating?

No. A recover adds a new roofing system over the existing roof. A coating restores a qualifying roof with a compatible protective coating system. We explain which options fit your building.

Is a Recover Less Expensive?

Often, because it reduces removal and disposal. Necessary repairs, insulation, drainage improvements and the selected system affect the total cost. When both options are suitable, we help you compare them.

Can Every Roof Be Recovered?

No. The existing roof must provide a suitable base, and its condition, number of layers and the building’s structural capacity must meet applicable requirements. We explain whether your roof qualifies or why removal is necessary.

What Roofing Systems Do You Install?

TPO, PVC and EPDM are among the commercial systems we install. We recommend materials suited to your building, roof design and project requirements, with warranty options explained before you decide.

What Warranty Options Are Available?

20-year NDL (No Dollar Limit) warranties are available on qualifying coating and TPO systems. We confirm eligibility and explain the terms for your proposed system before you approve the work.

Do You Handle Permits and Warranties?

Yes. We handle required permits, coordinate inspections and complete applicable manufacturer warranty registration. Your proposal explains what is included.

Can You Work Around Our Tenants or Business Hours?

Yes. We coordinate scheduling and access with your team and explain expected noise, work areas and disruptions so occupants know what to expect.
