Every Inspection

 What We Check

• Roof surfaces for wear, deterioration, punctures, cuts and voids

• Seams, flashing and seals around walls, pipes, vents and rooftop equipment

• Previous repairs and areas where leaks keep returning

• Drains, scuppers, gutters and downspouts for blockages, overflow and water backing up

• Standing water and drainage concerns

• Roof edges, metal details and exposed fasteners

• Accessible interior areas for signs of water intrusion when investigating a leak

If an area cannot be accessed or a concern needs further testing, we explain what remains unknown and recommend the next step.

How It Works

Inspect the system. Explain the findings. Plan what comes next.

1. Inspect and Investigate

We discuss your concerns, previous work and when any leaks occur. We inspect the roofing system and drainage, looking beyond the visible symptom to understand the cause.

2. Document and Explain

You receive photos, video and a complete breakdown in plain language. We identify current problems, potential concerns and areas in good condition so you can understand and share the findings.

3. Prioritize and Plan

We explain what needs attention now and what can be monitored or planned for later. Recommended work is quoted separately, giving you a clear scope and cost to review before approving anything.

Free Annual or Biannual Inspections: Have your commercial roof inspected at least once a year. Larger or older roofs may benefit from biannual inspections in spring and fall, depending on their condition and maintenance needs.

Regular documentation helps you track changes, follow up on previous concerns and plan future spending.

Fantastic roofer to work with. We had several bidders come out to inspect our business's flat roof. Their inspector spent nearly an hour on the roof marking all of the deficiencies, while the other companies only spent 10 to 15 minutes before quickly trying to sell us a new roof.

Questions About Commercial Roof Inspections

Is the Inspection Free?

Yes. Recommended maintenance, repairs or other work is quoted separately for your approval.

Can You Investigate a Recurring Leak?

Yes. We review when the leak happens, where water appears and what repairs have already been attempted. We inspect surrounding roof details and drainage to understand where water enters and how it travels.

Can I Share the Findings With the Owner or Board?

Yes. Your documentation is prepared so you can share the roof’s condition, recommendations and proposed work with the people involved in approving the budget.

Can You Help Us Plan Future Roof Work?

Yes. We explain immediate priorities and work that can be planned for later. If restoration or replacement deserves consideration, we walk you through the options and the reasons behind them.

Do You Offer Ongoing Inspections?

Yes. We offer free annual or biannual inspections and recommend a schedule based on your roof’s size, age, condition and previous concerns.

Do We Need to Know What Type of Roof We Have?

No. Give us the property address and tell us about any concerns. Previous reports, repair records and warranty information are helpful if available, but we can identify the roofing system during the inspection.
